What do Airbnb, Booking.com and co. charge hosts in Switzerland?

How much do you keep from a CHF 840 booking?

We use a holiday apartment in Grindelwald as an example: 4 nights at CHF 180 plus CHF 120 for cleaning, or CHF 840 per stay. Over a year, that’s 110 nights and 27.5 stays, totalling CHF 23'100. All platforms charge their fee on the accommodation and cleaning; the tourist office in Lenzerheide charges only on the accommodation.

Assumptions: You’re not VAT-registered (turnover below CHF 100'000), so we count VAT on fees at 8.1% as a cost. The tourist tax of CHF 4.20 per person per night in Grindelwald is a pass-through charge and isn’t included. Holidu and HomeToGo quote prices excluding VAT; whether VAT or acquisition tax applies to you is unclear. For Booking.com, the rate in your Extranet applies.

What else sets the platforms apart from their fees?

What tips can lower your fees?

  • Check your Airbnb prices: If you haven’t changed them since 13 October 2026, you’re earning around 14% less per night. To get the same payout, you need prices around 16% higher. Details at Airbnb fee 2026.
  • Never include tourist tax in the nightly rate: Otherwise, you pay commission on it. Airbnb doesn’t collect it in Bern, Valais, Graubünden and Ticino, so you collect it separately there. Find rates under tourist tax.
  • Set a lower direct price: Since 1 December 2022, Article 8a of the UCA has prohibited price parity clauses for accommodation providers. A direct price 10% below the Airbnb price still earns you more than Airbnb if guests pay by QR bill.
  • Ask the destination about the Booking.com rate: Graubünden Ferien lists 12% instead of the often-quoted 15%.
  • Keep acquisition tax in mind: Booking.com invoices its commission from the Netherlands without Swiss VAT. If your purchases from foreign companies exceed CHF 10'000 a year, you become liable for acquisition tax even without a VAT number.
  • Note the atraveo deadline: If you want to switch in 2027, cancel by 30 November 2026. More at cancelling atraveo.

Is a mix with direct bookings worthwhile?

If you split the CHF 23'100 between 50% Airbnb, 30% Booking.com and 20% atraveo, you pay around CHF 3'960 in fees. If 30% of your revenue comes directly and the rest comes through the platforms in the same proportions, fees drop to around CHF 2'772. That’s CHF 1'188 more per year, with no software costs. The platforms bring you new guests. Once they’ve stayed, they can book directly next time. That’s the biggest lever you can control yourself.

Frequently asked questions

Which platform is cheapest for Swiss hosts?

Among the major marketplaces, Airbnb at 16.76% and Booking.com at 13.6–16.6% are almost level. Vrbo charges 12%, but generates little demand in Switzerland. atraveo is more expensive at 17.5% plus VAT, but pays out 7 days before arrival. Direct bookings with a QR-bill are cheapest.

Does the guest still pay a service fee on Airbnb?

No. Since 13 October 2026, Swiss hosts have been charged a flat fee of 15.5%. The guest sees the price you set, and Airbnb deducts the entire fee from your payout.

Do I have to pay VAT on platform fees?

Airbnb charges Swiss VAT on the service fee, even if you have a VAT number. Booking.com invoices you without Swiss VAT; if your purchases exceed CHF 10'000 a year, you become liable for acquisition tax. atraveo lists 17.5% plus VAT.

Can my direct booking price be lower than on Booking.com?

Yes. Since 1 December 2022, Art. 8a of the Federal Act against Unfair Competition (UCA) has prohibited clauses that prevent accommodation businesses from offering lower prices on other channels.
