Can I show my holiday rental on Google Holiday Rentals for free?

What are Google Holiday Rentals?

Google shows holiday rentals in Google Search, Google Maps and Google Travel. In Travel, guests can filter by price, accommodation type, number of guests, facilities and rating. A click takes them to the provider’s booking page. Google itself doesn’t take bookings or collect money.

How much does it cost?

Google charges no fee for free booking links, either per click or per booking. You can also choose to run paid ads. You pay your partner, who sends the data to Google, and for payment processing.

You also pay your partner’s subscription. Lodgify includes Google integration from its Professional plan, which starts at USD 47 per month according to its pricing page.

Who can join Google Holiday Rentals?

This is where many Swiss hosts run into a problem. According to Google, individual private owners, peer-to-peer rentals, individual rooms and parts of a home are not currently eligible. Google doesn’t consider a self-rented flat to be a business in this sense. Only professionally managed accommodation is eligible.

  • 500 or more properties: A manager can integrate directly with Google and have their own technical contact.
  • Fewer than 500 properties: Google strongly recommends using an approved partner.
  • Timeframe: According to Google, typically 8 to 12 weeks after it receives the property list. Some partners can do it in around 4 weeks.
  • Becoming a partner: Free, with no advertising budget required, for software providers, channel managers and booking engines.

Which providers are approved partners?

Google’s partner list includes around 60 providers as of 6 November 2026. These include Avantio, Beds24, Bookiply (Holidu), Channex, Guesty, Hospitable, Hostaway, Hostex, Hostify, Lodgify, Nextpax, Rentals United, Tokeet and Uplisting. Smoobu isn’t on the list. According to HomeToGo, you can also get onto Google through HomeToGo’s add-on for EUR 159 per year. Stovita isn’t on the list.

How do payouts, tourist tax and cancellations work?

  • Payout: The money goes directly to you, according to your own rules for the deposit and remaining balance.
  • Tourist tax: Google doesn’t collect it. Include it in the total price and settle it with the municipality.
  • Cancellation: Your booking page’s terms and conditions apply.
  • Contract: You don’t have a contract with Google. Your contract with the partner depends on your subscription.

What does this mean for you as a private host?

You can’t currently list your property on Google Holiday Rentals. But your own booking website can still appear in regular Google Search. Give your flat a distinctive name and use it consistently everywhere: on Airbnb, with the tourist office and on your website. This helps guests who search for it find you. In this example, every booking that comes directly to you instead of through Airbnb saves you CHF 140.75.

What are the pros and cons of Google Holiday Rentals?

What tips can help you?

  1. First, check whether you’re eligible. If you privately rent out your own flat, a Google partner won’t get you listed at the moment.
  2. If you manage several flats, check Google’s partner list when choosing software.
  3. Either way, keep your own booking website up to date with a clear web address. Guests who have seen your flat on Airbnb often search for it.
  4. Link to your booking page wherever you’re already visible: the tourist office, your business card and your confirmation email.
  5. Set your direct price a little lower than on Airbnb. Art. 8a of the Federal Act on Unfair Competition (UCA) has allowed this since 1 December 2022.

Stovita gives you your own booking website in four languages, on your domain or at stays.swissactivities.com, with 0% commission and QR-bill payments. Registration is free.
