What does Vrbo cost hosts in Switzerland?

How much commission does Vrbo charge?

Vrbo is part of Expedia Group. According to Vrbo’s help centre, the commission under the Pay-per-Booking model is 12%. It applies to the rent and any fees you charge guests, such as cleaning, pet or boat fees. It doesn’t apply to the service fee guests pay to Vrbo, taxes, refundable deposits or insurance.

If Vrbo handles the payment, there’s no separate payment fee. If you use your own payment provider, you’ll pay its fees as well. Where VAT applies, Vrbo adds it to the commission. The help page doesn’t say whether this applies to Swiss listings.

In some parts of Europe, a Professional Plan applies, with rates of up to 15% including payment processing. You can see which rate applies to your listing in the Owner Dashboard. According to industry reports, the 12% rate has applied to new bookings since 29.10.2026. Before that, the rate was 5% plus 3% for payment processing. Vrbo itself doesn’t give a date on its help page.

What will you keep from a Vrbo booking in CHF?

Example in Grindelwald: 4 nights at CHF 180 plus CHF 120 for cleaning comes to CHF 840. That’s 110 nights or CHF 23'100 over the year.

On paper, Vrbo is cheaper than Airbnb and Booking.com. But its advantage has shrunk since the move to 12%. What matters is whether you get any bookings through Vrbo at all.

Who is Vrbo worth it for in Switzerland?

Vrbo is popular with families and guests staying longer, especially visitors from Germany and the USA. Swiss guests rarely book through Vrbo. According to Vrbo’s websites, listings also appear on Expedia and Hotels.com, increasing your reach. For a holiday rental with many repeat guests from Switzerland, Vrbo is unlikely to bring many extra nights.

What about payouts, tourist tax and cancellations?

  • Payouts: We haven’t checked the timing or currency for Swiss listings. Check your Owner Dashboard.
  • Tourist tax: According to Vrbo, taxes aren’t subject to commission. There’s no evidence that Vrbo collects tourist tax in Switzerland. Assume you’ll need to collect and pay it yourself.
  • Cancellations: You choose the rules in the Owner Dashboard. We haven’t checked the details for Switzerland.
  • Subscription: The old annual subscription is being phased out. According to industry reports, hosts with a subscription switch to 12% when it expires.

What are the pros and cons of Vrbo?

What tips can help you with Vrbo?

  1. Check in the Owner Dashboard whether your listing is on 12% or the Professional rate of up to 15%.
  2. Keep your cleaning fee tight, because the 12% commission applies to it too.
  3. Don’t manage Vrbo manually. Connect your calendars across all channels using calendar links. If you get few bookings, managing them twice isn’t worth it.
  4. After a season, check how many nights Vrbo brought you. If Vrbo brings you little, it costs you nothing to keep it running alongside your other channels, as there are no fixed costs.

How do you connect Vrbo to your other channels?

Like Airbnb and Booking.com, Vrbo provides a calendar link (iCal) for exporting and importing calendars. Connect it to your other channels and a Vrbo booking will automatically block the dates in your other calendars. But you’ll still need to manage prices and messages on Vrbo itself. For full instructions, see Connect Vrbo with a calendar link.

With Stovita, Vrbo works alongside your other channels through a simple calendar link. New bookings block the other channels, and you’ll get an email if there’s a conflict.
