What does Airbnb cost hosts in Switzerland in 2026?

What is Airbnb’s host fee in Switzerland?

Airbnb has ended the split-fee model. Hosts used to pay 3%, while guests paid an extra 14.1% to 16.5%. Now the single fee is 15.5%, and it comes entirely out of your payout. The deadline for hosts in Switzerland and the EEA to adjust their prices was 13 October 2026.

The fee applies to your entire host price: the nightly price, cleaning fee and any other fees you set. Airbnb says VAT is added where applicable. In Switzerland, Airbnb charges VAT on service fees even if you’ve provided a VAT number. At 8.1%, that makes the total 16.76%. If you’re VAT-registered, you can reclaim the VAT as input tax.

How much do you get from an Airbnb booking in CHF?

Example from Grindelwald: 4 nights at CHF 180 plus a CHF 120 cleaning fee comes to CHF 840. That’s 110 nights or CHF 23'100 over the year.

Without a price adjustment, you’ll lose around CHF 3'121 a year. Increase your nightly price and cleaning fee by 16.2%—to CHF 209 and CHF 139—and you’ll receive the same as before. Guests will then pay around CHF 976 instead of the previous CHF 958 to CHF 979, including the service fee. Find out exactly what to do in Airbnb fees 2026.

When does Airbnb pay out?

According to Airbnb, a bank transfer takes 3 to 5 working days after the payout is released, while an international transfer takes 3 to 7 working days. Airbnb may hold payouts during a review for up to 45 days after check-in. You can set your payout method and currency in your account.

Does Airbnb collect the tourist tax for you?

Yes, but only in ten cantons: Basel-Landschaft, Basel-Stadt, Fribourg, Geneva, Lucerne, Schaffhausen, St Gallen, Vaud (participating municipalities only), Zug and Zurich. In some places, collection only applies up to a certain length of stay—for example, in Zurich, up to 30 nights.

In Bern, Valais, Graubünden and Ticino, Airbnb doesn’t collect anything. In Grindelwald, you collect CHF 4.20 per person per night yourself and pay it to the municipality. Don’t include the tourist tax in the nightly price there, or you’ll pay the 16.76% fee on it. Find the rules for each place under tourist tax, for example tourist tax in Grindelwald.

What are the pros and cons of Airbnb?

What tips can help you with Airbnb?

  1. Increase your prices by around 16% if you haven’t done so since 13 October 2026.
  2. List the cleaning fee separately and adjust it too. This keeps your nightly price comparable in search results.
  3. In Bern, Valais, Graubünden and Ticino, collect the tourist tax separately, on site or by QR invoice.
  4. Bring returning guests to your own website. Since 1 December 2022, your direct price can be lower than your Airbnb price (Art. 8a UCA).
  5. Connect your calendar to all your other channels using a calendar link to avoid double bookings.

How do you connect Airbnb to other channels?

Airbnb provides a calendar link (iCal) that you can add to other platforms and your own booking website. This way, an Airbnb booking blocks the other calendars. You’ll still manage prices and messages directly on Airbnb. Find out how step by step in Connect Airbnb using a calendar link.

Stovita imports your Airbnb listing using a link, syncs your calendar using a calendar link and calculates the tourist tax according to your municipality’s rules. Direct bookings cost 0% commission.
