How much should I charge for end-of-stay cleaning at my holiday apartment?
How to calculate the cleaning fee
We couldn’t find a reliable Swiss average for end-of-stay cleaning. So calculate your own costs. Example based on assumptions for a 2.5-room apartment with four beds:
| Item | Assumption | Amount |
|---|---|---|
| Working time | 2.5 hours at CHF 35 per hour | CHF 87.50 |
| Laundry | 4 sets of bed linen and towels at CHF 8 | CHF 32.00 |
| Supplies and restocking | Toilet paper, washing-up liquid, rubbish bags | CHF 5.00 |
| Your costs | CHF 124.50 | |
| Airbnb fee | divided by 0.8324 (16.76% fee) | around CHF 150 |
| Vrbo fee | divided by 0.88 (12% fee) | around CHF 141 |
| Direct booking fee | no commission | CHF 125 |
A flat fee per stay is simplest. For short stays, it makes the price per night expensive; a minimum stay can help. See how to calculate your price.
What do platforms charge on cleaning?
- Airbnb: The 15.5% single fee applies to the full host price: nights, cleaning and other host fees. In Switzerland, VAT is added to the fee.
- Vrbo: Since 29 October 2026, it has charged 12% on the rental price and host fees such as cleaning or pets.
- atraveo by Interhome: Commission applies to the rental price, including additional costs paid in advance. If the guest pays for cleaning on site, no commission applies to it.
- Booking.com: How cleaning is charged depends on how you set it up in the extranet. Check your account.

How should you show cleaning in the price?
In hospitality and hotels, the displayed price must be the price guests actually pay. Non-optional surcharges must be included; tourist tax can be shown separately (Art. 10 PIO). If end-of-stay cleaning is compulsory, show the final price including cleaning on your own website. The Ordinance doesn’t explicitly say whether a privately owned holiday apartment counts as a hotel. Showing the final price is the safest option.
End-of-stay cleaning checklist
- Open the windows, strip the bed linen and towels, and put out fresh linen or make the beds.
- Kitchen: check the dishes, empty and wipe the fridge, clean the oven and hob.
- Bathroom: clean the toilet, shower, basin and mirror; check the drain and remove any hair.
- Vacuum and mop the floors, and dust surfaces.
- Dispose of rubbish and glass according to the municipality’s rules.
- Restock toilet paper, soap, washing-up liquid, coffee, salt and pepper.
- Count the inventory and photograph any damage.
- Turn the heating down, close the windows, switch off the lights and return the keys to their place.
What if the apartment is very dirty?
The guest must return the apartment in a condition consistent with proper contractual use. Compensation agreed in advance that exceeds the damage is void (Art. 267 CO). So a flat penalty for untidiness won’t hold up. You can charge for documented extra work, such as an additional hour of cleaning. Photograph the condition and send the bill promptly.
Hire a cleaner or use a company?
- Hire someone: You’re their employer. Employees in Switzerland must be insured against accidents (Art. 1a AIA). For wages of up to CHF 2,500 a year per employer, OASI contributions are collected only if the employee requests it; lower limits apply to domestic work (Art. 34d OASI Ordinance). The compensation office can clarify whether cleaning your holiday apartment counts as domestic work.
- Use a company: The company employs its staff. You pay an invoice, including laundry and supplies if agreed.
- Agency: It takes care of cleaning and keys, but usually charges a share of the revenue. See agency or managing it yourself.

What is the usual end-of-stay cleaning fee in Switzerland?

Can I include cleaning in the nightly price?
Yes, but then guests on longer stays pay for cleaning several times over, and your nightly price looks higher in search results. The platform fee applies either way.
Can I charge a penalty if the guest doesn’t tidy up?
A flat fee that exceeds the damage is void (Art. 267 para. 2 CO). You can charge for documented extra work.
